What does the $17,000 flat fee actually include?

Professional photography, full MLS syndication, pricing strategy, prep guidance, marketing, showings coordination, negotiation, escrow management, and closing. One fixed fee. Buyer-agent compensation is a separate negotiation after the NAR settlement and we walk through what's working in your neighborhood at the pricing meeting.

How does the destination-state partner network work?

We maintain vetted exclusive buyer's agents in Texas, Arizona, Nevada, Tennessee, Florida, and Idaho. When you book a strategy call we understand your destination preferences. If we match you to a partner and you close with them, the partner pays us a standard industry referral fee. You do not pay extra. You get an agent who actually knows your destination market.

What about Proposition 19 and property tax portability?

Proposition 19 allows qualifying homeowners 55+ to transfer their property tax base to a new California home. If you're leaving California entirely, Prop 19 portability doesn't apply across state lines, but it may affect your decision to sell and re-buy within California. We walk through this at the pricing meeting. For complex cases we partner with a CPA for a paid tax strategy package.

Can you help with a 1031 exchange?

Yes, if your California home is an investment property (not your primary residence). A 1031 exchange can defer capital gains tax when you purchase a like-kind replacement property in any state. Strict 45-day identification and 180-day closing timelines apply. We coordinate with qualified intermediaries and destination-state partners to make 1031 exchanges work cleanly on primary-to-investment conversions or investment-to-investment moves.

Why not just use one of the big discount brokerages?

Discount brokerages cut fees by cutting service and centralizing workflows.
